The project reorganizes, from an urban planning standpoint, the RZ block of the City Hall district of the city of Evry, in the Centre Ville ZAC sector. The project involves creating 355 homes and car parks in a neighbourhood where urban transformation is in full swing.
South to north - The reorganization of the building project reflects the desire to bring light to the interior of the block and along the François Mitterrand avenue. Creating a sunny community space requires working on the density and compactness of built-up areas. Volumes scale upwards from the human scale of ground floor + 3 or ground floor + 4 (in buildings along the south) up to a more dense urban scale of up to ground floor + 16 (in the buildings along the north). We thus release land which is not built up and ensure appropriate natural light.
Share private space (SPS) - The proposal takes into account the human element and the time element, committing to quality of life, the use of jointly owned common space to boost social exchange and cohesion.
The ground floor - This project does not include shops or business, and very little housing, in the ground floor. Therefore, the hallmark of this block is the use of the ground floor space. The car park that emerges from the interior of the block serves to connect the various buildings, thus allowing a homogeneous urban reading of the whole. A large, landscaped "raised garden" in the middle of the block underscores this idea. The creation of a park at the ground level also allows controlling the overall cost of the project by minimising earthworks.
