Skalar Effect
Modern A-class office building in comparison with residential buildings, appears as a tailcoat among suits. As mainstain of architecture and specimen of class, should not only be a comfortable place to work, but also be able to represent its tenants in professional and dignified way.
Lucky Poznan can not complain about lack of first-class office buildings carrying an elegant contemporary modernist business architecture. Recently this group was enriched by Skalar Office Center.
The project emerged in architectural office of Ewa and Stanisław Sipiński who were also responsible for designs of Galeria Malta and Andersia Tower. Two wings shapes the block, the north (rectangular) and south (right-angled triangle shape). Both wings stick with long-inner edge into joint, glazed, communication patio. By such an expression from north (Hetmanska Street) and east (railway) the building seems to be very regular.
Strength of form
So far Skalar is the largest A Class building in Poznań- five hundred meters long, shape dictated to the most efficient use of the land. Elevation made of glass and aluminum, regular and rhythmical, but not equally repetitive, emanates calmness and guarantee to remain in a good condition for years. By the dark facade and bold illumination the form of the building drive the attention of passers-by.
Skalar Office Center offers 14 thousands square meters, flexible, according to the needs of tenants arranged, office space. It is therefore a suitable place for both corporations and small businesses. Total usable area of six-story high building is 23 thousands square meters. Part of the ground floor is devoted to retail and services, offices will be located on the upper floors, the building will also have an underground and surface parking area offering 200 parking spaces.
A new start for an old district
These Poznań youngest office building is located at the crossroad of Górecka and Hetmańska street, almost in the geographical center of the city. The location itself, bears great potential and requires strong growth. The emergence of a modern building dedicated to use of businesses is the first step towards the revitalization of this area. It might be a new beginning for this neglected district and launching of something one could call 'Skalar Effect'.
But an area to become a business centre requires time and few other similar, both in terms of quality and scale investments. Soon to be developed shopping mall along with service buildings. This part of Poznan requires further investment. Although degraded, adjacent to the railway line, appears as a tasty morsel for those who are not afraid of challenges and have a passion for expansion and building momentum. More likely, the location offers quick connection to the city center, Poznan International Fair, railway station, airport and A2 motorway.
A Class Technology
A Class office buildings are characterized by smart technology solutions. Skalar offers not only a comfortable space to work (direct office storey height is three meters), but also allows flexibility in electricity consumption control. Implemented system allows to manage heating, air conditioning and humidity, according to every tenant demand. It is worth to note that,due to the calculated temperature difference (about three degrees Celsius), in summer the air conditioning system will operate with less power in the northern part of the building then other areas.
On-site management, a network of CCTV cameras, intercom system, spacious and well lit interior with drop-down ceilings and double-glazed coating glass skin ensure high safety standards required in this class office buildings. Among tenants who already appreciate the qualities one can find PZU SA, the clinic POLMED and Arvato Services.
Apart from its modernity, there are two aspects of the design to be pleased of in particular - the sober architecture, as a result of the most classic and elegant modernistic forms and location as an advantage expressed in an not explicit manner. It has become long term investment, a value for the city and undoubtedly the catalyst of development for the area.
Increasing interest of tenants is a proof that Poznań-based companies, are able to appreciate the potential of this project. Its strength emerging from combination of form, technology, communication network and attractive rents. This allows to draw an optimistic conclusion not only regarding the future of Skalar, but also its surroundings.
