Following the renovation and change-of-use of a former high-rise office building dating back to 1981, approximately 80 residential units (24 sqm - 170 sqm) will be created as well as several retail units. The residential mix of this project is designed to meet the outcomes of the previously performed market and location analysis. An open space will be provided for almost all residential units. This could be, at a minimum, a balcony, a loggia or a rooftop terrace.
Three structures of varying heights are grouped around an inner courtyard. In the course of the revitalization process, a distinct façade concept and add-ons as well as the addition of floors to the existing structure will provide a new appearance and an exterior image in line with the high-value residential use. The former mechanical equipment area on the 9th and 10th floors will be transformed into the penthouse with a generous exterior terrace and view toward the skyline of the City of Frankfurt.
The guiding principle for the façade design remains an emphasis on the horizontality of the existing building and the realization of timelessly elegant livability commensurate with utilization. The white rendered parapet ribbons reach around the entire building. The window level with black Alu frame profiles and panels is somewhat recessed. Its rhythmic flow is expressed by a change from glassed-in and closed panels and deeply recessed embrasures. The loggias are cut into the building volume. Existing parapets will be removed here to make room for floor-level windows.
The residential building meets the requirements of the „KfW-Effizienzhaus 70“.
